Please note! Because the Balearics have their own regulations/ restrictions regarding tiny houses, we advise a thorough investigation if you wish to build a tiny house, or choose a timber frame House instead. Mainland Spain and the rest of Europe are less complicated, or do not have restrictions, on our tiny house models.

The BARN MAX model is our most spacious project designed specifically as a permanent residence for a bigger family. With its five bedrooms and 8 meters tall double height ceilings it offers a lush living experience for every inhabitant. The first floor is envisioned as an open plan space combining functions of a kitchen, living and dining rooms as well as a lounge area. There is also a large bedroom with a private en suite for people with limited movement abilities.


The second floor consists of a master bedroom with its own lavatory and three additional bedrooms of various sizes. The spaces are flexible and can be also used as offices, mini gyms, studios or any other use.

BUILDING YOUR TINY HOUSE IN 6 STEPS

Step 1


The first step is to analyze your site and decide whether there is enough space to place the module and what foundation is the most suitable. We will then consult you on the best options for orientation which will affect solar gains and views. Of course the final choice is always yours.

Step 2


The next step is to choose from a wide range of options including built-in furniture, decorative accent walls, solar panels and smart home functions. You can mix and combine to create your own unique living experience. Once you make your choice, simply place an order which will be processed by our team.

Step 3


Ensuring that all of the external systems such as water and electricity are ready to be connected to your house. We will consult you remotely and provide help where it is possible. During that period your module with all of the chosen features will be manufactured. This process usually takes about 10 weeks.

Step 4


We deliver your Tiny House regardless of the location. One of the undoubtable benefits of a module is its flexibility regarding the potential location. Be it a mountain top or a lake shore, if there is a road leading to it we can deliver your house. Depending on the location the delivery will take 2-4 days and will be carried out by the most skillful drivers.

Step 5


Step five is to put your Tiny House in place and hook it up. It is typically done with a heavy duty building crane. Once your house is put in place it can be connected to all of the external systems. The module is designed to minimise the time of connection so it should not take longer than 2 days.

Step 6


Turn the key, step inside and enjoy your Tiny House. Once it is hooked up your module is ready to move in. Everything from finishes to smart home systems are waiting for you to enjoy. Create new memories with friends and family surrounded by the timeless design and serene elegance of your new home.

We at Frame House Balearics are happy to provide the service of finding a suitable plot of land and invest if you can build your tiny house on it. We have an extended network of real estate agency 's and land owners in and outside Mallorca that we cooperate with. Thus ready and able to help you find your perfect plot of land, even if it is not on our website.

What permits and licenses are required to install a Tiny House on my plot?

You will need a standard construction permit from the local authority. We will bring you in contact with one of our local architects, that will guide and advice you on all the necessary documentation to facilitate the process of obtaining the licence to start building one or a multiple of tiny houses.

What type of foundation is required for a Tiny House?

We recommend metal screw pile foundation but almost all kinds can be used.

What features and technologies are incorporated ensuring sustainability and minimize impact on the environment and energy costs?
